There are many factors contributing to the need for more housing in the United States, including demographic shifts, changes in lifestyle preferences, household formation growth, low existing home inventory, and high barriers to homeownership such as affordability and credit tightening. Platform Venture's experience in housing dates to the firm’s founding, and our network to source attractive investments is extensive and well-established in our target markets.


Our strategy is to identify markets with strong growth fundamentals, barriers to entry, and skilled management teams that have a history of running homebuilding operations and sourcing attractive land positions. We aim to identify homebuilder investment opportunities where we can provide strategic growth capital and financial resources to help the homebuilders grow and achieve attractive returns on invested capital.

Our strategy is to leverage our extensive network in the housing sector to secure land at a compelling basis and build an attractive portfolio in high-barrier to entry markets in the Sunbelt and Rocky Mountain regions where population and job growth is outpacing the national average. We target dedicated communities of single-family detached and attached rental homes with amenities located in superior school systems with access to major employment nodes.


Platform Ventures has been involved in land development for over fifteen years.  We have always had the goal of not only generating strong returns on our capital, but also providing our residents with a community where they are proud to live. Through careful design and strategic partnerships, we have been able to generate lasting communities located near strong employment nodes that consist of high-quality homes and attractive amenities.  We believe these communities will provide inter-generational vitality.


Santa Rita Ranch features a total of 9 distinct villages spanning 3,700 rolling acres. Each village boasts fantastic amenities, with access to pools, parks, trails, on-site schools, a family sports complex and sports fields, and a Town Center. Upon completion, there will be approximately 8,500 homes.


The housing shortage across the United States is partially fueled by limited lot supply. We believe the current market dynamics create an opportunity to provide senior loans to experienced, private homebuilders for the acquisition and development of lots. Because of changes in regulations, increased risk weighting for acquisition, development and construction loans require banks to hold more regulatory capital, which provides an opportunity for non-traditional sources of capital to achieve attractive risk-adjusted returns. Platform Ventures carefully tracks the rising costs of homeownership across our investment platforms. We make carefully selected investments in the multi-family sector, across the capital stack, within markets where we see strong employment growth, population migration, imbalances in the cost of homeownership versus renting, and where we have strong conviction in the positive long-term demand/supply dynamics of the market.
