Platform Ventures, through certain investment management subsidiaries, specifically Platform Investments, the firm's registered investment advisory entity1, manages and invests in real estate, real estate-related assets, and real estate-focused companies located throughout the United States. The investment team has experience investing across the risk spectrum with a specific focus on identifying assets that we believe are undervalued and/or undermanaged. The team targets opportunities in commercial real estate and will invest in both debt and equity investments.
Platform’s experienced team seeks to add value to client portfolios by applying its knowledge of the long-term cycles and macro-economic trends that shape the real estate market in order to create price-to-value dislocations.
Platform Investments, which is owned by Platform Ventures, manages several investment vehicles that consist of institutional investors and high net worth investors. We have invested in 35 states with over $1 billion of assets under management1. Platform Ventures is also developing proprietary technologies that will aim to provide value to those groups looking to buy, sell and manage commercial real estate.
Platform Investments focuses exclusively on the middle market because we believe there is an ability to find attractive risk-adjusted for our investors. We evaluate investments across the capital stack and manage our investments through discretionary commingled funds, co-investments and single asset direct investments.
Historically, we have invested in a variety of different commercial real estate debt assets including the acquisition of non performing and subperforming loans and the origination of first mortgages for securitization. We’ve also developed programs around specific industry opportunities where we believed there was an opportunity to earn attractive risk adjusted returns. We’ve provided financing to private homebuilders, hospitality and timeshare developers through programmatic joint venture arrangements.
We have invested in commercial real estate assets through our commingled funds with a focus on identifying assets that we believe can be bought at a discount to replacement cost and improved through the implementation of added capital and strong asset management.
Long Term Value Add/High Yield
In certain instances we have created specialty purpose vehicles to take advantage of a perceived investment opportunity when the identified assets do not meet the investment criteria of an existing fund. These assets have typically been lower risk investments with solid risk-adjusted returns and tended to require a longer duration business plan. We have invested in a variety of assets from Class A multifamily to Class A office.
